Edition · · ModulDim
ModulDim — standard-design modular homes for full-time living.
The current focus is to complete, sell and hand over the first standard-design home fit for living. Autonomy remains a future research direction, not the main promise or a success condition of this pilot.
The market is growing, but not every segment
The “autonomy market” is not one statistical category. It spans energy storage, solar generation, residential engineering and service. The signals below are comparable within their own sources, not an aggregate, TAM estimate or sales forecast for ModulDim.
| Metric | Value | Period | What it means — and what it does not establish | Source |
|---|---|---|---|---|
New batteries in the EU | 27.1 GWh; +45% year on year | 2025 | All segments; utility-scale systems account for 55% of new capacity. Not a count of autonomous homes. | |
Residential batteries in the EU | 9.8 GWh; −6% year on year | 2025 | Annual new installations; a second consecutive year of decline. Counterevidence to the claim that every segment is growing. | |
New solar generation in Ukraine | Approximately 300–900 MW | 2024; report published in 2025 | IEA cites differing source estimates, including behind-the-meter systems. This is a measurement discrepancy, not a precise range of housing demand. | |
Energy-project financing in Ukraine | Almost UAH 500 million; over 10 MW of generation and 35 MWh of storage | June–August 2026 | Projects financed through the Decarbonisation Fund programme: not the whole market, not all commissioned capacity, and not private-home statistics. |
Our interpretation: the need for energy resilience is a reason to test an integrated housing product. Yet growth in large-scale batteries does not establish household willingness to buy an autonomous home. We do not present a verified estimate of Ukrainian buyers of such homes or their budgets here.
ModulDim's place: from standalone equipment to a housing outcome
We do not plan to compete with battery manufacturers by manufacturing batteries. ModulDim's proposed role is integrator: a standardised home, agreed loads, selected engineering, installation, verification and service in one journey. The product outcome is agreed everyday activities during an outage, not abstract kilowatts in an advertisement. The advantage of integration, full costs and willingness to pay still need to be established.
AI-native is the target operating model: assistance with requirements, specifications, planning, detecting deviations and explaining data. Having a digital Planner does not establish automated production management. Electrical decisions and acceptance remain with qualified people; AI does not sign a safety assessment.
Energy independence is part of autonomy, not its synonym
Backup power supports specified appliances for a limited time. An energy-independent modular home makes a more specific energy promise, but it needs a definition: which loads, for how many hours, in which season, and with what charging and backup arrangements. A battery or solar panels alone do not establish year-round off-grid living.
Housing autonomy is broader: electricity, heating, water, wastewater, connectivity and maintainability. Energy backup does not automatically provide water; a remote plot does not become safe simply because a home is autonomous.
For a separate future energy pilot, a candidate testable capability is: “the agreed critical appliances operate during an outage within the tested scenario”. Duration, specification and price will be published after calculations and an electrician’s tests. We would test “energy-independent” as a clearer message, not an already proven feature of our specification.
Two new signals do not yet confirm the trigger
S-01 · Montana City advertising. A screenshot supplied on 23 September 2026 markets a 126 m² cottage as energy-independent, with solar power, backup water, an on-site shelter and 24-month instalments. This is an observation of an adjacent competitor’s advertising, not verification of engineering, sales or modular construction. The original ad’s date and URL are unverified; montana.city was unavailable during our check.
S-02 · An anonymised Facebook post. A screenshot supplied on the same day describes a person without water and expecting a power outage despite using modern AI tools. This is one person’s concrete household problem. It does not establish a search for land, a housing budget, relocation intent or a purchase. We do not publish identities, faces, comments or the raw screenshot; the team’s own promotional reply is not independent demand evidence.
Conclusion: H-02 remains a hypothesis. We test the sequence “outage → unacceptable consequence → search for a solution → choice of a home or retrofit → actual commitment”. Alternatives include an apartment battery, a generator, renting an existing home or making no purchase.
A large long-term opportunity is not unlimited paying demand
Our investment hypothesis: homes with controllable essential systems may be useful beyond wartime. Comfort, predictable costs, remote work and less reliance on centralised services could sustain peacetime demand. AI and robotics might make remote work and maintenance easier, but they do not establish mass relocation to land-based homes.
What is known. The World Bank’s RDNA5 estimates that 14% of Ukraine’s housing was damaged or destroyed by the end of 2025, affecting over 3 million households. This measures housing need, not ModulDim buyers or our TAM. IEA, 2026 projects global data-centre electricity consumption rising from 485 TWh in 2025 to about 950 TWh in 2030. This is a data-centre forecast, not a forecast of household migration or inevitable outages in any particular city.
What challenges the thesis. UN DESA, 2025 projects a further increase in the urban population share through 2050. A suburban home can be part of an urban area; owning a plot does not necessarily mean rural living. We cannot promise that this lifestyle is always cheaper or healthier: total costs, transport, environmental quality and access to services matter.
How we narrow the opportunity. The initial segment is families in Kyiv and its region with a suitable plot, a specific outage scenario and an available budget. Suitable land, finance, safety, siting rules, manufacturing and service capacity constrain the reachable market. We do not add damaged housing to the battery market or equate total need with revenue. The first proof is an agreed, paid pilot, not the scale of the global problem.
A monthly payment is not necessarily a subscription: the BOXABL example
BOXABL Casita Studio explicitly describes its $895/month offer as financing. Its financing page describes credit options; actual payments depend on the model, location, site work, taxes, delivery, installation, credit approval and financing terms. Checked on 23 September 2026. This is not evidence of a BOXABL rental subscription or service MRR.
The lesson for ModulDim is to reduce the upfront financial barrier and disclose total costs. We will separately test genuinely recurring models: home rental, energy-module rental and maintenance. See the AI-native Autonomy as a Service concept.
A monthly review of the evidence
An automatic review is scheduled for the 1st of each month at 09:00 Kyiv time; the first scheduled run is 1 October 2026. We will check primary sources, changed offers and counterevidence, then update both languages and the journal. The editorial date never replaces the measurement period; missing new data does not become new numbers.
This is a local editorial task requiring the computer to be on, Codex to be open, and source and publishing access to be available. The schedule is configured; the first automatic cycle has not yet been verified.
H-02 · Autonomy: a value for which we seek a real trigger
Families in Kyiv and the Kyiv region planning permanent housing who encounter a power outage or unacceptable plot-connection terms need a home with verified backup for essential everyday functions, so unreliable power does not put daily life on hold.
Hypothesis. Autonomy is the desired outcome; the trigger is a specific event with a date, consequences and buyer actions. Its priority over other motives is not confirmed by customer stories. Serial production is a manufacturing characteristic, so we compare customer decisions rather than two words: autonomy, move-in speed, price or custom specification.
Neutral question
What was happening in your life when getting a new home became important enough for you to start taking action?
The event first, the interpretation second
Reconstruct five to seven relevant stories, or every available case: event date → search → alternatives → quote → decision. Start with a neutral question without suggesting outages, land purchase or autonomy.
Compare behaviour, not approving words
After the unprompted answer, clarify the duration and consequences of disruptions, previous solutions, essential needs and total budget. With consent, check the story against dated inquiries, quotes and payments. Do not collect unnecessary personal data.
Retain cases that contradict the hypothesis
Record separately: outages exist but no home is needed; backup for an existing home is enough; price was the main driver; the purchase was postponed. The historical seven-card report is not evidence of demand for the new range.
Public results from a small test
Report counts of relevant stories, corroborated events, requested quotes and payments with definitions and periods. Values are currently unknown, not zero. A pilot follows an agreed technical proposal and an informed customer decision; spending and test launch require separate approval.
Three scenarios to design, not an available price list
01 · Essential backup
Start with an agreed set of critical functions: lighting, connectivity, refrigeration, controls and other genuinely required loads. The electrician will determine permissible power, energy capacity, switching and protection. We do not yet claim operating hours.
02 · Solar + storage
Assess solar generation, equipment compatibility, roof or plot space, seasonal profiles and reserve charging. Without an appropriate design, a solar panel does not guarantee round-the-clock power or operation during outages.
03 · Coordinated household autonomy
After the energy pilot, assess heat, water, wastewater, connectivity and service with relevant specialists. Full year-round independence is not promised. Each system's limitations and network dependencies must be explicit.
A conditional future development plan, not the immediate MVP
The team reports that formally qualified electrician Dmytro was recently introduced to ModulDim. We plan to agree his involvement in the product range and check qualifications, required authorisations, availability and responsibilities. This is not a claim that he has agreed a schedule, completed work or certified a system.
This 30-day cycle has not started and has no agreed start date. We return to it only after a separate decision on resources and technical responsibility; it does not replace the first standard-design home pilot. The development team, owners and a qualified specialist will refine the plan.
Agree participation and technical authority
Days 1–3
The development team and finance director agree Dmytro's role, document checks, access to the house, preparation budget and start date with him. Deliverable: a named owner and approved task, not a verbal understanding.
Requirements, limitations and draft proposal
Days 4–10
With Dmytro, describe living scenarios, measure or justify loads, inspect the existing electrical installation, define backup scope and a safe test procedure. Run non-leading customer interviews in parallel.
Cost estimate and pilot decision
Days 11–20
Collect comparable supplier, installation, service and warranty proposals. Publish approved specifications, total price and exclusions. Procurement and installation follow separate approval of budget and responsibilities.
Test or transparently reschedule
Days 21–30
If the pilot is ready, the specialist conducts the agreed test and records loads, conditions, duration, switching and deviations. Publish an anonymised protocol and the decision: improve, continue or stop. Without testing, there is no “verified” status.
What the buyer should see before ordering
Specification version; what does and does not operate on backup; test conditions and limits; power (kW) and energy capacity (kWh) separately; a complete estimate including installation, exclusions and service; warranty responsibilities; and a specialist-signed acceptance protocol. Real addresses, access arrangements and personal data remain private.
Radical honesty means publishing evidence clearly
We publish approved facts, dates, sources, methods, negative findings and corrections. We distinguish source data, team reports, hypotheses, plans, completion and verification. Unknown sales, margins or backup duration are not replaced with invented figures. Openness does not mean releasing private customer recordings, contracts without permission or sensitive production information.
Sources and method
Public primary publications checked as of 23 September 2026. Measurement periods are shown separately. These figures are not added together: geographies, segments and units differ. Implications for ModulDim are the team's interpretation, not institutional findings about the company.
