ModulDim: standard-design housing and the path to AI-native production

Ready-built modular homes with premium design at an affordable price.

ModulDim creates standard-design modular homes for families choosing full-time life outside the city and is developing AI-native production. A conversation about the home and budget can start before choosing land.

Our ambition is the people's modular home: an attractive home for permanent living, accessible to more families.

Why modular housing and why ModulDim →

01 · Problem and context

A family has decided to move out of the city and is exploring how to obtain a home fit for living without organising construction themselves. They need a complete budget, site assessment and feasible timing. This is a working trigger based on relayed sales manager conversations of 25 September 2026, not a verbatim quote or measured frequency.

02 · Solution and value

One standard module, four home sizes and seven layouts: one single-module version, plus left- and right-side entrance versions for homes with two, three or four modules. Each is available to order with a standard-format terrace or without one, giving 14 home variants. The first pilot is the three-module ModulDim 98: 80 m² of house and 18.75 m² of terrace, technically confirmed on 25 September 2026. Housing OS supports planning and quality checks; the separate effect of AI has not yet been demonstrated.

In customer cases reported by the team, a lower price than the alternatives considered was a reason for choosing ModulDim, with design and quality acceptable to the buyer. This is a customer signal, not an independent comparison of all manufacturers.

03 · Target customer

Families across Ukraine planning a move out of the city for themselves or their parents and looking for a home for full-time living. They may already own a plot or still be choosing one. Our sales territory is Ukraine; delivery and installation feasibility, plot readiness, budget and timing are assessed individually. Kyiv and Kyiv region are the focus of the first marketing pilot, not a limit on company sales.

This experiment excludes autonomy, subscriptions, site cabins, exports, Parks and standalone software sales.

04 · Evidence so far

Team update, 27 September 2026: seven years in business, approximately 400 historical projects, three full production crews and around four completed homes per month. Legacy bespoke orders constrain the serial rollout. These are team-reported company-wide operations, not 400 serial homes or a verified accepted-handover rate for the new range.

Updated 25 September 2026: final electrical installation remains incomplete; completion is included in the price, but its date is not yet confirmed. The home is available for arranged viewings, not immediate occupancy. As confirmed by the team as of 2 October 2026, the contract for the first standard-range home order has been signed and the 50% advance received. After viewing the showroom sample, the customer ordered a new similar home. This is the first paying demand for the new range, not a sale of the display home or an accepted handover. The Planner exists; the team reports that an acceptance checklist and video report are mandatory.

R1: 13 historical interviews with a mixed sample, December 2025. There are signals about speed, price, design and varying quality experiences; this does not validate the new range. The new case is a signed contract and a 50% advance received for the first standard-range order, confirmed by the team as of 2 October 2026. Handover and repeatable sales are not yet confirmed. It precedes the 28 October 2026 paid pilot and is not attributed to the future campaign or AI funnel.

05 · SWOT: assets and risks

Assets: a physical unit, manufacturing experience, digital records and operation checks. Opportunity: test the need for housing soon through a concrete viewing.

Risks: unverified series economics, resource coordination and handover dependencies on the plot and contractors.

06 · Business model snapshot

The agreed price of the showroom ModulDim 98 is UAH 2,460,000: house 80 m² × UAH 27,000 = UAH 2,160,000; terrace 18.75 m² × UAH 16,000 = UAH 300,000. Completion of the finishing electrical installation is included. The rainwater gutter system is optional, approximately UAH 35,000 extra. Foundation, delivery, crane, installation and utility connections are separate. Kitchen and fireplace are not included; plumbing fixtures and air conditioners are prepared for installation, not supplied. This is not the complete move-in budget; the electrical completion and handover dates are agreed separately. A separate agreement will set the price of the new analogous home with its layout change.

90-day focus: billboards and targeted online invitations → direct visit or website / AI assistant → showroom viewing. Advertising is reallocated 50/50; the total budget remains to be confirmed. ICP: a family deciding to move outside the city, with or without a plot. Weekly: actual qualified viewings, viewing-to-purchase conversion and full cohort CAC. Track materials, labour, rework, logistics and service from the start. After handover, reconcile plan and actuals and test repeatability rather than scaling on one sale. Actual serial-range margin and the obtainable market are not yet verified.

The preliminary ModulDim 98 cost estimate is around 70% of selling price, implying approximately 30% gross margin. This is a team estimate, not a verified result or net profit; it is not automatically applicable to other models. Production-crew labour is already included in that cost. Payment terms: 50% upfront, remaining 50% before dispatch. Payments received do not equal an accepted handover.

Appendix · long-term hypotheses outside the current pilot

Autonomy as a Service: a long-term hypothesis

Alongside home sales, we are researching service subscriptions and energy-module rental; home rental is a later, capital-intensive scenario. None is declared launched: there are no tariffs, contracts or confirmed recurring revenue. A service pilot is a separate future test after technical readiness. The current first pilot is the sale and fit-for-living handover of a standard-design home without autonomy.

The long-term thesis is substantial potential demand for homes with controllable systems, not an “infinite” paying market. War and outages intensify the need; AI and robotics may change how people work and live. Mass relocation, lower total costs and health benefits are not established for our segment. Land, budgets, safety, service and production capacity constrain the market.

Ukrainian market · reviewed 27 September 2026

UAH 6.60bn is the broad author-estimated 2024 market in the revised Pro-Consulting study; UAH 1.11bn is a separate, narrower revenue basket of housing manufacturers, not an addition to the first figure or a precise TAM. 37,100 single-family homes were commissioned in 2025 according to LUN citing the State Statistics Service: all technologies, not just modular. Our entry segment is families in right-bank Kyiv region; its monetary SAM is not yet established. Labour shortages and cost pressure justify testing serial production, not claiming an already proven margin.

What counts as evidence — and what it does not establish
  • R1 · Voice of the Customer, December 2025: a summary of 13 interviews with buyers of homes, offices, storage spaces and terraces. Pages 3–5 cover the sample and motives; pp. 6–11 describe mixed quality and support experiences. Primary transcripts, response frequencies and a dedicated standardized-home buyer sample are not available here.
  • R2 · Team updates of 20–22 September 2026: the first standardized home’s status, specification, indicative price, Planner and quality checks. These are reported facts, not an independent production or financial audit.
  • R3 · Public website and tracker: the pages and tools can be inspected, but their existence does not demonstrate demand, profitability or AI impact.

Fresh target-segment interviews, reasons for choosing or declining, actual buyer commitments and the first handover’s economics are still needed. Internal reports and personal data are not published.
