ModulDim: standard-design housing and the path to AI-native production
Working version for discussion. Target: $500,000; budget and terms remain to be agreed.

01 · Investment thesis
Ready-built modular homes with premium design at an affordable price. This is the customer proposition. Standardisation and AI-native production are the manufacturing approach to developing it, not a substitute for value to the family.
In customer cases reported by the team, a lower price than the alternatives considered was a reason for choosing ModulDim, with design and quality acceptable to the buyer. This is a customer signal, not an independent comparison of all manufacturers.
Our ambition is the people's modular home: an attractive home for permanent living, accessible to more families. The next task is to demonstrate that standardisation can sustain the price alongside quality and profitability, and that AI helps improve this outcome.
Positioning: three customer decisions and the limits of the promise →
ModulDim creates standard-design modular homes for families choosing full-time life outside the city and is developing AI-native production.
One standard module, four home sizes and seven layouts: one single-module version, plus left- and right-side entrance versions for homes with two, three or four modules. Each is available to order with a standard-format terrace or without one, giving 14 home variants.
ModulDim is preparing the investment case for testing sales, handover and the economics of standard-design homes. The first proof point is a specific home accepted by its buyer as fit for living, not a promise of autonomy. The target is AI-native manufacturing: AI designed into planning, quality control and cost tracking, not simply added as a chatbot. The home is the product; Housing OS is its production system, not a separately validated SaaS business. This is a development direction, not a claim that these AI capabilities are already deployed.
An existing manufacturing base and a nearly finished first serial home provide the foundation for a pilot. Investment should help demonstrate repeatable sales, lead times and unit economics. Capital raised by Unit Lab establishes a precedent for venture interest in the category, not evidence that ModulDim is ready to scale.
02 · The Ukrainian market: figures and a specific entry segment
Our entry segment is families in right-bank Kyiv region planning permanent suburban living who can visit the showroom near the Kyiv–Odesa highway. They may still be choosing a plot. Sales are possible across Ukraine, but the first pilot remains geographically focused.
The revised 2025 Pro-Consulting study (p. 11) estimates the broad 2024 market at UAH 6.60bn, up 29.2% year on year, and H1 2025 at UAH 5.42bn, up 64.3% year on year. Its basis includes broad wooden-construction activity and prefabricated structures; this is not the precise TAM for ready-built family modular homes. A narrower revenue basket of housing manufacturers totals UAH 1.11bn in 2024 (pp. 31–32), but includes other technologies and possible exports. We do not add these measures. Tables, conclusions and the public abstract disagree; all amounts are nominal.
LUN, Q2 2026, p. 14: 37,100 single-family homes across all technologies were commissioned in 2025 (citing the State Statistics Service); 115 cottage developments were under construction in Kyiv region in May 2026. This establishes the scale of the broader category and the presence of alternatives, not our customer count. Labour shortages and cost pressure strengthen the case for standardisation, but its economic effect still needs measurement.
Our positioning is ready-built modular homes with premium design at an affordable price. SCANDI, Nordi House and HutJet already offer products and advertise lead times starting at a few weeks; we do not claim that all competitors cost more or take longer. We compare equivalent areas, specifications, logistics and complete move-in budgets. Ten accepted homes per month at the end of M6 is an operating target, not a guaranteed market share. The monetary SAM for right-bank Kyiv region still needs to be established.

03 · Existing assets and unproven outcomes
Team update, 27 September 2026: seven years in business, approximately 400 historical projects, three full production crews and around four completed homes per month. Legacy bespoke orders constrain the serial rollout. These are team-reported company-wide operations, not 400 serial homes or a verified accepted-handover rate for the new range.
The preliminary ModulDim 98 cost estimate is around 70% of selling price, implying approximately 30% gross margin. This is a team estimate, not a verified result or net profit; it is not automatically applicable to other models. Production-crew labour is already included in that cost. Payment terms: 50% upfront, remaining 50% before dispatch. Payments received do not equal an accepted handover.
The team reports an operating manufacturer, a standard module measuring 3.5 × 7.5 m, four standard-range designs, a web Planner and operation-level acceptance using a checklist and video report. Updated 25 September 2026: final electrical installation remains incomplete; completion is included in the price, but its date is not yet confirmed. The home is available for arranged viewings, not immediate occupancy. As confirmed by the team as of 2 October 2026, the contract for the first standard-range home order has been signed and the 50% advance received. After viewing the showroom sample, the customer ordered a new similar home. This is the first paying demand for the new range, not a sale of the display home or an accepted handover.
The current showroom-home price is UAH 2,460,000: 80 m² of house for UAH 2,160,000 and 18.75 m² of terrace for UAH 300,000; completion of the finishing electrical installation is included. The rainwater gutter system is optional, approximately UAH 35,000 extra. Foundation, delivery, crane, installation and connections are additional. This is not revenue; the new analogous home will have its own agreed contract. Complete handover economics, consistent process recording and the impact of digitalisation are not yet verified. Having a Planner does not mean autonomous AI manufacturing.
04 · International references: precedent and operating models
- Unit Lab — a funding precedent. A Pre-Series A investment from New Paradigm Investment was announced in September 2025; the article does not disclose the amount. The company describes BIM-based design and cost estimation, and in 2026, a Construction OS and partner-manufacturing model. ModulDim starts with its own production site and operational execution; end-to-end engineering automation is not yet demonstrated.
- 4C Construction Systems — an operating benchmark: a coordinated process from design through installation and warranty. Its products are components, not a like-for-like finished home.
- Space Labs Australia — a standardisation and quality benchmark: design for manufacturing and assembly, with quality hold points. Its high-rise projects serve different customers and have different economics.
- Veev by Lennar — the home as a factory-built system: in-house production of closed-wall panels followed by on-site assembly. Our takeaway is to standardise the engineered product, not just its appearance. Its panelised technology differs from ModulDim’s volumetric modules; membership of Lennar does not make it a comparable funding-stage business.
- Z Modular — a coordinated delivery chain: steel from Zekelman companies, factory-built modules and its own installation team. For ModulDim, the useful principle is joint planning of materials, production and installation, not copying the group’s capital-intensive structure.
- Modscape / Modbotics — automating repeatable elements: robotic production of walls, floors and roof cassettes for assembly into modules or on site. For us, this is a possible later step once serial production and utilisation are validated, not a current robot-purchasing plan.
011h · capital for standardisation and a digital building system
On 8 July 2022, Redalpine announced a €25 million Series A for 011h. Redalpine led the round; participants included Seaya Andromeda, Breega and existing investors Foundamental, Giuseppe Zocco and A/O PropTech. The funding was intended for the digital platform, building system, team and partner network.
In October 2025, Redalpine reported another €20 million round for 011h. This was a separate event, not a revision of the 2022 round. The 011h model combines digital design, prefabricated building elements and on-site assembly.
Our interpretation: the investment case can centre on a repeatable building system and its digital management, not just individual home sales. For ModulDim, this is a reference for developing a range around one standard module. 011h serves different project types and customers; its rounds do not substantiate our valuation or readiness to scale.
AUAR · robotic microfactories and production software
On 4 June 2025, AUAR reported raising £5.1 million. According to CEO Mollie Claypool’s announcement, Planet A led the round, joined by Shadow Ventures, Common Magic, Concrete Ventures, angel investors and existing backers. The capital was intended for expansion across the UK and Europe.
On 16 June 2026, PT1 published its investment thesis for AUAR: mobile robotic MicroFactories manufacture timber panels, while MasterBuilder manages production. Customers pay for manufactured panels rather than buying a factory. This publication confirms PT1’s investment but discloses no amount; we do not automatically attribute PT1 to the 2025 round.
Our interpretation: production software, data and robotics can become a distinct competitive advantage. However, AUAR sells manufacturing capacity to other builders, while ModulDim sells ready-built homes to families. We need to demonstrate our own AI system’s impact on costs, delivery times and quality; having data alone does not prove it.
Sources for the 011h and AUAR cases were checked on 27 September 2026. These are company and investor statements, not an independent audit. Funds from these cases and priorities for ModulDim →
StartUs Insights and Built America are selections of industry examples, not rankings of venture returns. Capabilities described on company websites are company claims, not an independent audit. Digitalisation and robotics alone do not establish an AI-native model; these cases do not demonstrate an AI impact at ModulDim.
05 · AI-native Housing OS: the advantage to validate
Our working definition of AI-native for ModulDim: a production process designed from the outset for AI to work with structured facts, propose decisions and evaluate their outcomes. This is the target Housing OS architecture, not a claim of an autonomous factory.
The planned loop: home configuration → materials and operations → plans and execution records → AI recommendation → accountable human decision → verified outcome. Time, cost and defect records should inform the next planning and recommendation-evaluation cycle; automatic model training is not assumed.
Three candidates for testing, not shipped features:
- Planning: detect crew-capacity conflicts and material shortages; propose rescheduling with the effects on other orders made explicit.
- Quality: check the completeness of checklists and evidence, identify recurring defects and suggest preventive actions. Video-based defect recognition is a separate, untested hypothesis.
- Economics: compare planned and actual materials, labour and rework; flag the risk of going over budget.
Trust boundaries: schedule and budget changes, purchases and quality acceptance require an authorised human’s approval. Access controls, a decision log, the ability to reject recommendations and a manual fallback are required. Private data do not automatically become public or training data.
The initial revenue model is home sales, not software subscriptions. The proposed advantage is accumulating comparable serial-operation data and using them to improve execution. Standardisation, checklists and access to an AI model are not unique differentiators on their own. Without complete records and rules adopted by the team, AI does not resolve management uncertainty.
The purpose of planned capital is to accelerate serial production: prepare additional crews, produce the range of models and specifications, and expand showroom displays and distribution. Demand, operations, cost and quality data should support training and evaluating the production-management AI system. Robotics is a later step after validating processes and economics, not an available capability. The detailed budget and sequence of investment remain subject to agreement. Working capital for homes and technology-development expenditure should be budgeted separately.
06 · Six-month plan and acceptance criteria
Within six months of funding: gradually grow from three to ten crews, display seven models with terraces, and reach ten manufactured and ten client-accepted, habitable homes per month by the end of month six. These are targets, not achieved results. Showroom homes are sold and replaced; they must not be counted twice in output or sales.
M0 · Before capital is spent
Verify the legal perimeter, budget, cash flow, legacy-order commitments and baseline lead time, cost and quality. Approve monthly ramp volumes and reserves before hiring.
M1–M2 · Standards and data
Complete seven-model documentation and material / operation records; train additional crews gradually. First test AI on comparable operations against a baseline without AI; improvement has not yet been measured.
M3–M4 · Repeatability and display
Gradually display seven models with terraces, sell and replenish the display. Check model-level demand, cost, rework, material stock and lead time. Do not hire ahead without order coverage and working capital.
M5–M6 · Target rate and system
Verify ten working crews and the monthly rate: ten manufactured homes and ten accepted by clients as habitable. Accept the AI system on real production cycles: data completeness, plan versus actual, traceability, exception control and manual recovery. Numerical quality and AI-test thresholds still require approval.
The month-six target is end-to-end production-cycle management through a proprietary AI system: orders, specifications, materials, crew scheduling, operations, quality control, cost and handover. Dmytro Arkas develops and implements it. Authorised humans remain accountable for safety, release, payments and exceptions, with decision logs and manual recovery. This is a target capability, not the current state.
The primary metric is the number of serial homes handed over and accepted by clients as habitable during the period. Production, sales, cash receipts and acceptance are reported separately.
07 · Ask: $500,000 for scale
The funding target is $500,000 into the main LLC, modelled here as the manufacturer. Capital accelerates crew development, the standard range, showroom inventory turnover, distribution and proprietary production-management AI. It is not merely funding electrical finishing in one display home.
The detailed budget and 12-month cash-flow plan are not yet approved. Valuation, ownership stake, investment instrument, closing date and participation terms remain unagreed. $500,000 is the fundraising target, not a cost-validated funding requirement or capital already raised.
The investment perimeter is the main LLC: brand, domain, engineering documentation, production-data rights and proprietary software / AI models. This is the team-stated perimeter; before a transaction, ownership, contributor agreements, data rights and authority require legal verification. A public page does not replace due diligence.
International examples support the direction. ModulDim’s investment readiness must be demonstrated through its own results.
