ModulDim modular home being built in a modern factory

Ukrainian manufacturing · digital accountability

ModulDim

ModulDim creates standard-design modular homes for families choosing full-time life outside the city and is developing AI-native production. We sell homes across Ukraine; delivery and installation feasibility, cost and timing are agreed for each plot. We are developing Housing OS to coordinate people, materials and quality checks through to handover.

Who we are

For us, a home does not end at its walls.

Our ambition is the people's modular home: an attractive home for permanent living, accessible to more families.

Standardised production using one base module is how we aim to support affordable pricing and consistent quality. Repeatable costs, timelines and outcomes are still being tested on actual homes.

AI-native is a development direction: we are designing data and AI into production planning, quality control and cost tracking. Some processes are already digitized; fully autonomous production has not yet been implemented.

ModulDim today

We manufacture homes.
We are introducing digital management.

Our guiding principle is simple: promises must be backed by a visible process, accountable people and a recorded result.

Product

Standard-design homes for full-time family living

One standard module, four home sizes and seven layouts: one single-module version, plus left- and right-side entrance versions for homes with two, three or four modules. Each is available to order with a standard-format terrace or without one, giving 14 home variants.

Production

Introducing a digital workflow

The Planner includes operations, crews, timing, materials and quality control. Consistent use and complete actual data are the current implementation stage.

Quality

Work becomes a result only after inspection

Operations pass through quality checklists, issues are returned for correction and the decision history stays in the system.

Operating model

From an idea to accountability.

The target operating model: agreed stages, accountable roles and a verifiable outcome. Below is the process we are working towards following consistently.

  1. 01Scenario

We establish who the space is for, how it will be used, the site conditions and what readiness means.

  2. 02Configuration

We define the architecture, specification, building systems, timelines, logistics and responsibilities.

  3. 03Production

We plan operations, assign teams, coordinate materials and track deviations from the plan.

  4. 04Quality and commissioning

We check the result, document decisions, deliver, install and prepare the space for living.

AI illustrations explain the workflow; they do not document completed projects.

Development direction

From a home to managed living infrastructure.

We do not present the future as a finished product. We show what already works, what we configure today and what we are developing step by step.

Architecture you can see and experience.

The physical product remains ModulDim's core: structure, layout, finishes and readiness for on-site installation.

How we make decisions

Four foundations of trust.

01

Reality

We show the physical product, real projects and the actual state of work.

02

Transparency

Deviations are not hidden: they become signals for decisions and accountability.

03

A systems approach

Architecture, engineering, production and service must work as one whole.

04

In development

Every project adds knowledge that improves the next product and process.

Conceptual AI illustrations of our principles, not photographs of completed projects.

The result must make sense to the person who will live in it.

People and responsibility

Technology does not replace people. It makes commitments visible.

Our goal is a shared working context for designers, production crews, purchasing, inventory, logistics and quality control. This requires not only tools but also agreed authority, rules and regular data entry.

The intended result is less uncertainty for the customer and a clearer next step for the team. We need to demonstrate repeatability on a pilot order.
