Edition · · ModulDim
Three models. Three different commitments.
01 · A home to use
Long-term rental of a modular home with a separately defined service. ModulDim or an agreed finance partner would own the asset; no partner or housing fleet is in place. Land rights, transport, foundations, installation, utilities, deposit, buyout and return require contractual terms. This is the most capital-intensive option, not the first pilot.
02 · An energy module
Rental of a compatible backup-power package with agreed maintenance. We will test a ModulDim home first; third-party homes require a technical survey. Installation, load limits, battery replacement, ownership and equipment return must be specified separately. There is no promise of unlimited energy.
03 · A care subscription
The customer owns the equipment. A recurring fee covers specified checks, consent-based monitoring, support and scheduled maintenance. Repairs, parts, visits and emergency assistance are included only where explicitly agreed. This is the first candidate to test alongside Dmytro’s proposed product line.
Keep four types of payment separate
| Format | What the payment covers | Key distinction |
|---|---|---|
Financed purchase | Home price and financing cost | A loan does not become a service subscription. The BOXABL offer is an example; terms depend on the lender. |
Home rental | Use of the asset and agreed services | The owner retains the asset; capital, service and return terms are required. |
Energy-package rental | Equipment use; maintenance under the contract | Compatibility, installation, wear and asset recovery must be addressed. |
Service subscription | Recurring agreed services for customer-owned equipment | Value must recur; a contract is not a guarantee of fault-free operation without defined limits. |
What could make a monthly fee worthwhile
For functioning agreed systems and predictable care, not for the word AI. The candidate value is less time finding technicians and diagnosing faults, clear equipment status and an accountable service provider. We must compare this with one-off electrician visits and manufacturer warranties.
A neutral question: “Tell us about the last failure: what stopped working, how did you resolve it, and how much time and money did it take?” We then present a specific service scope and test willingness to enter a paid contract, not simply approval of the idea.
AI-native: supporting service, not replacing the electrician
Target loop: permitted equipment readings → anomaly detection → a clear explanation → a task for a qualified specialist → a verified result in the log. AI could help prioritise requests, plan visits and manage spare parts. Its effect still needs measurement.
Telemetry requires separate consent, defined access, retention periods and an opt-out. Service needs a manual channel, with critical protection independent of cloud availability. AI is not authorised to switch hazardous electrical circuits autonomously; protection, installation and acceptance remain a qualified specialist’s responsibility.
BOXABL: a lesson in affordability, not proof of a subscription
BOXABL Casita Studio explicitly describes its $895/month offer as financing. Its financing page describes credit options; actual payments depend on the model, location, site work, taxes, delivery, installation, credit approval and financing terms. Checked on 23 September 2026. This is not evidence of a BOXABL rental subscription or service MRR.
The lesson for ModulDim is to reduce the upfront financial barrier and disclose total costs. We will separately test genuinely recurring models: home rental, energy-module rental and maintenance. See the AI-native Autonomy as a Service concept.
Recurring revenue must cover real costs
Service model: active paid service contracts × their monthly fees provide the basis for service MRR. We report invoices, recognised revenue and cash received separately. Annual prepayments are allocated over the service period; deposits, home sales and repayments to an external lender are not added to service MRR. Accounting rules require an accountant’s review.
Contract economics: revenue less labour, visits, software and communication costs, warranty reserves and planned component replacement. Rentals additionally require capital, financing, insurance, downtime, defaults, removal and residual asset value. Positive service margins without capital recovery do not establish profitable rentals.
We intend to report paid contracts, service MRR, rental revenue separately, cohort retention, cancellations, arrears, response and restoration times, visit costs and capital payback. Values are currently unknown, not zero and not projected traction. This is a physical service with capital requirements, not SaaS by default.
A possible future pilot after technical readiness
Outside the current first standard-design home pilot. No launch date is agreed for this direction. The first candidate is service for one agreed energy scenario in Kyiv and the region. Use the shared 30-day cycle with Dmytro only after agreeing his involvement, resources and start date; do not launch a rental-home park in parallel.
- Define critical loads, measurement and operating limits.
- Compare the full cost of ownership and care with rental; a lower upfront payment is not necessarily a cheaper lifecycle.
- Agree equipment ownership, costs, service area, response time, exclusions, insurance and exit terms. Legal and financial review precede taking payments.
- Complete technical acceptance and secure an informed paid commitment. Spending and contracts require separate approval.
- Measure outcomes and continued payment; revise or stop if customer value, service capacity or economics are insufficient.
Before the first subscription: transparent terms
Tariff, taxes, upfront payment and total over the term; inclusions and extras; rights to equipment and land; duration and renewal; cancellation, return, buyout or relocation; responsibility for failures, battery degradation and war risks; warranty and service limits; data rules. Shelters, protection from war threats and unlimited energy are not included by default.
The current showroom ModulDim 98 price as of 25 September 2026 is UAH 2,460,000 for the 80 m² house, 18.75 m² terrace and completion of the finishing electrical installation. The rainwater gutter system is optional, approximately UAH 35,000 extra. Foundation, delivery, installation and connections are separate. The electrical completion date is not yet confirmed. This is not a subscription rate or the price of a ready autonomy system.
Not a subscription checkout: help test its value
Let’s discuss your plot, systems, an actual failure and the support you need. Talking to the AI assistant about the concept is not a home reservation, contract acceptance or payment. Mention “Autonomy as a Service” when we talk.
