ModulDim creates standard-design modular homes for families choosing full-time life outside the city and is developing AI-native production.

Our ambition is the people's modular home: an attractive home for permanent living, accessible to more families.

Standardised production using one base module is how we aim to support affordable pricing and consistent quality. Repeatable costs, timelines and outcomes are still being tested on actual homes.

AI-native is a development direction: we are designing data and AI into production planning, quality control and cost tracking. Some processes are already digitized; fully autonomous production has not yet been implemented.

Before an order, we agree the specification, additional work, responsibilities and timelines. The outcome for a family is a home handed over and accepted as fit for living.

One standard module, four home sizes and seven layouts: one single-module version, plus left- and right-side entrance versions for homes with two, three or four modules. Each is available to order with a standard-format terrace or without one, giving 14 home variants.

Updated 25 September 2026: the finishing electrical installation is not yet complete. Completion is included in the price, but its date is not yet confirmed. The home can be viewed by appointment; it is not ready for immediate move-in. The rainwater gutter system is optional, approximately UAH 35,000 extra. Foundation, delivery, crane, installation and utility connections are separate. Kitchen and fireplace are not included; plumbing fixtures and air conditioners are prepared for installation, not supplied. This is not the complete move-in budget; the electrical completion and handover dates are agreed separately. The image is a visualisation, not a photograph of the current condition.

Updated 11 October 2026: the first order for a new standard-range home has a signed contract and a 50% deposit. Separately, a prospective buyer has confirmed an intention to purchase the first showroom home; its contract and payment are not yet confirmed. Standard-range order status →

When can you move in?

We first complete the finishing electrical installation, check the home and site readiness, and agree delivery, installation and connections. Electrical completion is included in the price, but its date is not yet confirmed. Move-in timing is therefore agreed for each order; we do not promise readiness today or a fixed two-week deadline.

Important details.

What does “turnkey” mean?

A specifically agreed scope of work and readiness. The current price of ModulDim 98 is UAH 2,460,000 for the 80 m² house with an 18.75 m² terrace and completion of the finishing electrical installation. This is not a complete move-in package.

What needs to be prepared on the plot?

We check foundation and utility readiness, and access for transport and a crane for the specific project before agreeing assembly.

Are all models available ready-built?

No. An architectural design does not mean a finished home is in stock. Please check the stage of a specific home and viewing availability with the team.

Can I follow the company's progress?

Yes. Our public tracker separates plans, work in progress, completed tasks and verified results. Private client and production data are not published.
