STAGED CASE · QHOME × MODULDIM · 5 OCTOBER 2026

Strong marketing cannot replace available production capacity.

A competitor shows how to sell a clearly defined product. Our own order queue shows why predictable production and handover matter more to us right now.

DECISION SUMMARY

As reported by the team on 5 October 2026, ModulDim production is booked with existing prepaid custom orders until spring 2027. The first order for the new standard range, with a signed contract and 50% advance, is in the same queue. Dedicated capacity for it has not been confirmed.

Launching a marketing engine for mass acquisition of buyers seeking a quick move-in therefore loses its rationale at current capacity. This does not mean there is no market: the constraint has shifted from finding buyers to fulfilling commitments. Acquisition should scale only after production slots, dates and quality have been verified.

QHome deserves study beyond price competition. Its strongest lesson is to package a repeatable product into clear specifications and explain the differences. The claimed output of two workers is a promising benchmark to investigate, not yet a measured standard for our factory.

01 · START WITH COMPARABLE UNITS

Two Siena homes are not one ModulDim 98.

Geometry from the QHome proposal, pp. 1–2, and the ModulDim 98 specification.
MetricQHome SienaModulDim 98
Main house area34.9 m² measured along the external perimeter80 m² of house; net internal area has not been separately established
Additional area13.22 m² mezzanine; included in every package in the proposal18.75 m² covered terrace; priced separately from the 80 m²
Dimensions and format8.78 × 3.98 m; one main level and a mezzanineThree modules, one storey; the name “98” does not mean 98 m² of living area
RoomsStudio 18.65; bedroom 6.41; bathroom 2.68; service recess 0.75 m²Two bedrooms, living and service areas; a detailed room schedule is needed to compare net areas

Siena's listed ground-level rooms total 28.49 m², or 41.71 m² including the mezzanine. This is the sum of the room schedule, not a verified statutory living-area measurement. Mezzanine headroom, full-height usable area and safe access details are not provided. Adding the external 34.9 m² to the internal 13.22 m² and calling the result net area would be incorrect.

Two Siena homes provide 69.8 m² of main external footprint plus 26.44 m² of mezzanines. The main footprint is 87.25% of ModulDim 98's 80 m²; the terrace is excluded. However, these are two independent homes with two kitchens and bathrooms, not one family home. Similar scale is a useful intuition, not technical equivalence.

For family living, ModulDim offers a larger single-level space. Siena is a smaller format with an additional sleeping level, potentially suitable for rental use too. Stairs, storage, privacy and practical usability need checking in a completed home, not a render.

02 · SEPARATE THE HOUSE, SPECIFICATION AND PLOT

ModulDim has a lower stated rate per m², but the packages offer different readiness.

Per-home prices from the ten-Siena proposal. Currency: UAH. These are quoted prices, not a confirmed transaction.
PackageHouse, UAHUAH / 34.9 m² external footprintHouse + three known site costs, UAH
Siena · Base1 310 837,7137 559,821 502 087,71
Siena · Standard1 885 950,1754 038,692 077 200,17
Siena · QLife2 848 014,3481 605,003 039 264,34
ModulDim 98 · house without terrace2 160 000,0027,000.00 per 80 m²; a different denominatorNot calculated for the same plot

Siena's rates allocate the included mezzanine cost over only 34.9 m² of external footprint. These figures therefore do not establish equivalent square metres between the products. For reference, dividing Siena's prices by the 41.71 m² room-schedule total gives approximately UAH 31,427 / 45,216 / 68,281 per m². A comparable net area for ModulDim is not available, so we do not infer a direct percentage saving.

ModulDim 98 with its terrace costs UAH 2.46m: 80 × 27,000 + 18.75 × 16,000. Dividing this total by 98.75 m² and comparing it with a competitor's heated house would be misleading. Siena Standard has a lower total house price but less space; QLife costs more and has substantially more equipment.

What is added to QHome's price

Each Siena includes allowances of UAH 96,250 for ground screws, UAH 50,000 for delivery and UAH 45,000 for a crane: UAH 191,250 in total, or UAH 1,912,500 for ten homes. This is not yet the full move-in budget: installation, a well and septic system are unpriced; external electricity, connections, a terrace and all site works need clarification.

Proposal totals for ten homes: Base — UAH 15,020,877.09; Standard — UAH 20,772,001.70; QLife — UAH 30,392,643.44. Base and QLife have tiny rounding differences between ten times the displayed unit price and the batch total: −0.01 and +0.04 UAH. These do not change the conclusion, but contractual totals should reconcile.

Base → Standard adds UAH 575,112.46 (+43.87%); Standard → QLife adds UAH 962,064.17 (+51.01%). A ten-home discount is only possible and separately negotiable: the quoted prices do not prove a volume discount. The PDF does not establish price validity, VAT treatment, payment milestones or a batch delivery schedule. The review date is not treated as the proposal's issue date.

What still needs aligning

We need two offers for the same scope: a consistent area method, finishes, kitchen, appliances, bathroom, heating, ventilation, gutters, delivery and installation on a specific plot. Without pricing ModulDim's missing items, there is no honest total for a turnkey equivalent of Siena Standard.

03 · SPECIFICATION QUALITY IS NOT BUILD QUALITY

QHome discloses package contents better; actual quality still needs comparison.

What each offer promises; brand names are not an independent inspection of the home.
PackageDisclosed scopeReadiness boundary
Siena · BaseTimber frame, insulation, WDS 6S windows, profiled metal cladding, gutters, electrical and plumbing rough-ins, mezzanine structureNo interior finishes, kitchen or fitted bathroom; not ready to occupy
Siena · StandardTimber lining, class-33 laminate, Cersanit / Imprese bathroom, Kronospan base kitchen units, Beko appliances, convectors, 80-litre water heater, lighting and ventilationA reportedly equipped home; plot preparation, connections and separately priced installation are still needed
Siena · QLifeLaminated MDF / furniture board, vinyl flooring, SPC, Geberit / Grohe, Rehau, Hager / Berker, air conditioning, underfloor heating, heat recovery, furniture and Whirlpool appliances, fibre cement and standing-seam roofingThe fullest package; render decorations and exact equipment models must be checked against the specification
ModulDim 98 · current offerHome with finishes; final electrical installation included. Kitchen and fireplace excluded; plumbing and air conditioning are prepared for installation. Gutters optional, approximately UAH 35kA showroom does not mean immediate occupancy; completion, specification and handover are agreed separately

Siena's proposal specifies 200 mm mineral wool in the floor and 150 mm in walls and ceiling; QLife adds 50 mm in the ceiling. It lists OSB-3 at 10 / 20 / 15 mm for facade / floor / roof, membranes and a ventilated cavity. These are useful inputs, not proof of thermal compliance, airtightness, durability or winter running costs without calculations and workmanship checks.

A substantive assessment needs timber sections and grade, moisture content, joints and fasteners, load calculations, glazing specifications, wet-area protection, membrane sealing, ventilation balance, electrical measurements and test records. Particular mezzanine checks include load capacity, headroom, stairs and guarding. These are inspection questions, not identified defects.

Page 5 includes a labelled factory photograph, stronger evidence of a structure's existence than a render. It does not verify the whole range or concealed work. Likewise, our “premium design” positioning describes aesthetics, not certified materials or guaranteed superior quality.

04 · INVESTIGATE A STRONG CLAIM RATHER THAN DISMISS IT

Two homes by two workers per month is a strong signal for a production experiment.

The source is a QHome representative's claim relayed by the user; the proposal includes no timesheets, time study or output acceptance record. If two people work a full month and jointly produce two Siena homes, that is one home per worker-month, or 34.9 m² of main footprint plus 13.22 m² of mezzanine per worker-month.

ModulDim's previous estimate was three four-person crews and about four completed homes per month. The raw calculation, 4 / 12 = 0.33 homes per worker-month, gives a threefold difference in unit counts. This is not a proven threefold productivity advantage: our custom homes have different areas, work scopes and completion stages.

It is unclear whether “two people” includes component preparation, electricians, plumbers, furniture makers, design, procurement, quality control and installation. The package produced and whether output counts full cycles or completion of previously started homes are also unknown. Monthly output, labour content and customer lead time are three different measures.

The test: select one repeatable product and record all direct labour hours, subcontractor work, downtime, rework, materials and acceptance. Compare equivalent readiness, not shell counts. Two Siena homes repeat kitchens, bathrooms and external envelopes; a larger home has its own complex connections and logistics.

The ModulDim hypothesis: one module, a fixed specification, pre-start material kits and a crew protected from custom rework could reduce labour requirements. AI, drawings or a website alone do not guarantee this. A new crew also needs space, materials, training and quality acceptance.

05 · WHAT TO LEARN FROM A COMPETITOR

QHome's presentation is strong. Its precision does not always match its visual quality.

Commercial proposal

The 11 pages follow a clear sequence: image → plan → three packages → structure → equipment → visual differences → batch → plot → next step. A consistent grid, generous space, restrained colour and same-room comparisons explain what the upgrade buys. This is genuinely strong product presentation.

Weaknesses: on page 7, the QLife price badge is clipped at the right edge; small notes are hard to read on a phone; the document lacks an issue date, validity period, payment schedule and batch timetable. Interior examples are not a specification. Positively, the cover labels thermally modified pine as an extra, and the foundation diagram as illustrative.

Landing page and configurator

The catalogue offers 14 models, area and bedroom filters, and prices on cards. The tested two-bedroom filter narrowed the list to seven results. Siena's configuration updates work: adding the mezzanine increased UAH 1,305,408 to UAH 1,427,651. Large images, plans and package comparisons make selection tangible.

  • Siena lists both 30 and 45 production days. These are not one consistent lead-time promise.
  • The PDF includes the mezzanine; online it adds UAH 122,243, and the base facade differs too. These are different specifications, not automatically an error or a proven discount.
  • The move-in-ready promise needs tying to a package: the default online configuration omits several interior works. The 50-year warranty footnote covers only the load-bearing frame.
  • The displayed financing example needs clarification: 20,834 × 24 is about UAH 500k, whereas the fee-inclusive total is UAH 595k. The interface does not make clear when the UAH 95k fee is paid; this is not a review of the bank's terms.

Appearance cannot establish whether AI was used. Nor is judging our site a question of loyalty. ModulDim offers two languages, a showroom journey, budget explanations and open development; QHome demonstrates equipment choices and visual package differences more effectively. We have no comparative conversion, performance or user-sample usability data.

What to adopt as work, not copy: one specification matrix, real photographs from matching angles, complete scope and separate site costs. What not to repeat: an attractive speed promise without an available production slot. Improving a landing page does not remove a backlog.

06 · NEW INFORMATION CHANGES THE DEVELOPMENT SEQUENCE

Prepaid orders already fill production. New leads will not accelerate fulfilment.

As of 5 October 2026, the team reported capacity booked until spring 2027, including the first paid order for the new range. The exact release month, backlog count and first contractual handover date are not established here. This is neither an announcement that a particular contract is overdue nor an independent Planner audit.

The gap concerns the customer's main motive: they want to move in quickly, but their production order enters a long queue. “Ready” should describe a specific verified state and availability, not merely a manufacturing method. A showroom sample demonstrates the opportunity to inspect; it does not prove a new order is ready for dispatch.

This stage's conclusion: do not launch large-scale acquisition promising rapid handover against currently occupied capacity. Previous T0 on 28 October 2026, checkpoints on 25 November and 9 December, and the 50/50 plan remain planning history, not current launch approval. Set a new date after checking capacity, without automatically moving it to spring.

Existing-customer support, truthful consultations, current specifications and responses to organic enquiries remain necessary. A waiting list requires an honest horizon, without unapproved promises or automatic advance collection. This is a different job, not a mass lead-generation engine.

Advances do not prove profitability or available cash: they are tied to future work. The first contract remains positive evidence of paid demand; handover, margin and repeatability are still unconfirmed. The investment rationale shifts towards dedicated standard-range capacity and fulfilment, not simply faster sales or more data.

First, the capacity to fulfil the promise. Then, scale that promise.

NEXT STAGE · PROPOSED, NOT COMPLETED

Return to the marketing engine through verifiable conditions.

The sequence below is proposed for management approval. Roles, resources and dates need confirmation; publication does not initiate hiring, advertising, procurement or competitor outreach.

Checkpoints without invented deadlines or measured results.

G2 · after completing the reference unitAll workers' labour hours, calendar cycle, downtime, rework hours and actual production costThe unit passes the same acceptance checklist; the next cycle tests repeatability, not just a one-off record
G3 · weekly fulfilment reviewAccepted habitable handovers; variance from the original date; open critical defects; confirmed available slotsNo unresolved critical defects in the handed-over unit; dates and costs are transparent. Unknown measures remain unknown
G4 · before resuming paid acquisitionAvailable slots over a defined horizon, an agreed offer, budget, channel and cap on new ordersPlanned new sales do not exceed verified fulfilment capacity; management separately approves launch

Measure productivity as accepted output at equivalent readiness divided by all direct labour hours. Separately track the cycle from production start to factory acceptance and from contract to accepted habitable handover. Do not substitute enquiries, payments or completed AI-system statuses.

Proposed responsibilities: management — priorities and resources; production — planning, labour and quality; sales — agreed dates and specifications; the digital team — records and transparency. Each role's actual mandate is agreed separately.

SOURCES AND METHOD

What was checked and what remains a claim.

  • Supplied “Siena QHome — 10 homes” proposal, 11 pages: geometry, packages, prices and budget boundaries. Text and all pages were reviewed. The original PDF and contact details are not hosted here.
  • QHome catalogue and Siena page: reviewed on 5 October 2026, including filter and price-update tests without submitting an enquiry. Web prices do not replace the individual proposal.
  • ModulDim 98 and move-in budget breakdown: 80 m² house, 18.75 m² terrace, rates and exclusions. A materials specification and comparable full cost estimate still need completing.
  • Team report of 5 October 2026: queue until spring 2027, including the first standard-range order. Contract and 50% advance confirmed on 2 October 2026. These are reporting dates, not established transaction dates.
  • The two-worker, two-home claim was relayed by the user and not independently verified. ModulDim's three crews and four homes are a previous approximate team report, not a current production audit.

Calculations: price / the applicable area; site allowances = 96,250 + 50,000 + 45,000; relative upgrade = new price / previous price − 1. Rates rounded to two decimal places; reference values to whole hryvnias. Missing evidence is not treated as zero cost, readiness, regulatory compliance, actual savings or conversion.
